In high-cost counties across the country, it is possible to borrower more than the standard $271,050 FHA loan limit.


You can check your county limit on the HUD website here:


FHA County Loan Limits


If your county has a limit over $271,050, but less than the Fannie Mae limit of $417,000, then you will still fall under normal FHA guidelines and rates.


However, if you are in a very high cost county, and your county limit falls above $417,000, and you wish to borrow more than $417,000, then you will fall into the FHA "Jumbo" category.  FHA jumbo loans are also sometimes to referred to as FHA high balance loans.


Although the FHA limit may allow you to borrow over $417,000, if you exceed this amount, you will be subject to slightly different underwriting guidelines and you will also experience slightly higher interest rates than if you borrow less than $417,000.
